Curtis B. Bearden, MAI
Curtis (Curt) Bearden, MAI has been an industry valuation expert since 1998. Curt's formal education includes BA, MA, Liberty University. Upon entering the appraisal industry in 1998, Curt worked with his father, Jerry H. Bearden, a second-generation poultry farmer and first-generation agriculture valuation specialist; this partnership resulted in a local appraisal firm encompassing two offices with multiple on-staff appraisers. Beginning in 2005, Curt began to expand the specialized agricultural sector of the business, becoming licensed in seven of the Southeastern U.S. states. The expansion and specialization included poultry farms, hog farms, large agricultural land tracts, nurseries, as well as other agri-business related properties. In 2012, he joined the national agricultural valuation and consulting team, AgVisory. In 2013, Curt collaborated with a long-time business associate and MAI, M. Shannon Spillman, and formed AgValue Consulting. Curt has been a trusted expert in many highly specialized ag-properties, including a vertically integrated squab operation, a 5-million-bushel grain elevator facility, 2,800-head dairy operation & creamery, 30- million-ton agricultural lime inventory, as well as many other highly specialized ag-related properties. Curt's most recent specialized ag-projects include valuation software development implemented in private equity portfolio management.
Curt holds the Appraisal Institutes MAI designation as well as Certified General Appraiser in GA, AL, TN, NC, AR, SC, & KY.
Michael Shannon Spillman, MAI
Mr. Spillman (Shannon) graduated from Jacksonville State University in 1993 with a Bachelor of Science degree in Accounting. Upon entering the appraisal industry in 2003, Mr. Spillman began his real estate valuation career performing valuations of investment vacation homes and land investments in the southeastern United States. Beginning in 2007, Mr. Spillman began to pursue a dual track in the appraisal profession, with a specialization in complex commercial assignments and rural farm related properties. Over the previous decade, he has completed valuations on conservation easements, agribusiness related assets and numerous general purpose farm properties. With a background in the accounting industry and a depth of real estate related experience and education, he has unique skills and experience in the valuation of going concern entities and the valuation of intangible assets and FF & E.
Shannon lives in Floyd County, GA with his wife, Monica, and three daughters. Shannon is an avid outdoorsman, including fly fishing in the southern Appalachians, kayaking and hiking.

Tyler Foister graduated from the University of Georgia in 2014 with a Bachelor of Science degree in Agribusiness. After graduation, Tyler began working with Southwest Georgia Farm Credit as an appraisal trainee. During his time at Southwest Georgia Farm Credit, he was able to work on a wide range of appraisal assignments including production agricultural land, high-end recreational property, poultry farms, and agribusiness related facilities. In 2016, Tyler took over the management of the Collateral Evaluation Department at Southwest Georgia Farm Credit. In managing Collateral Evaluation Department, he was responsible for developing collateral evaluation policies and procedures as well overseeing the valuation of the institution’s collateral portfolio. Tyler joined AgValue Consulting in 2019.
Tyler currently lives in Albany, Georgia. Tyler, along with his father, owns and operates a diversified farming operation on the family farm where he was raised.
